It is only after you find a property that you want, that we collect the application fee(s). Applying, so you can view a unit either in person or virtually, is Free! Your application is valid for six months and is good for any XTROV rental.

When you are ready to secure a rental home -

XTROV will complete the background check ($40 non-refundable fee per adult applicant over 18 years of age) which includes credit, criminal and eviction background checks. Please note, prior evictions and certain crimes will disqualify rental applicants.
In general, we look for a minimum credit score of 620 and gross income of 3x's monthly rent.*
* Exceptions may apply based upon the overall situation.
Once approved, XTROV will collect the deposit, prepare the lease, advise you regarding utility transfer(s) if applicable and schedule your move-in date!
Please note, renter's insurance and utility transfer are required to be in place prior to move in.
All units are non-smoking and some properties are non-smoking.
